Alanya is a fast growing – still fairly small – city with a local population of about 300,000 inhabitants. During the summer months this number grows sharply due to tourism. Alanya is a nice holiday city where it is good to live all year round. There are many historical monuments in Alanya and the surrounding region; and the city has an extensive cultural offer of performances and exhibitions such as the Alanya Jazz Festival, a film festival, art markets and so on.
In summer, Alanya is buzzing both by day and by night. There are hundreds of restaurants in all price ranges with a very extensive – both Turkish and international – cuisine, bars, clubs, discotheques, ... Alanya is also a very international city: literally tens of thousands (!) of foreigners – more than half of them Europeans – have bought a villa or apartment in Alanya and quite a few of them have settled permanently in Alanya.
Alanya is located about 130 kilometres east of Antalya and is the warmest city of Turkey. Alanya really has a wonderful climate: long warm sunny summers without a single drop of rain. In summer the temperatures rises sometimes above 40 degrees in Alanya. Even in winter – except on a rainy day – it is easily 20 degrees during the day and from mid-February you can wear T-shirts up to the end of November. Alanya climate = 300 days of sunshine per year, more than 3000 (!) hours of sunshine per year, such figures speak for themselves. In other words: the typical drizzle weather that we know so well in Europe and the UK is a rare exception in Alanya. Winter is a abstract concept in Alanya.
Along the whole region of Alanya, the very easily accessible wide golden sandy beaches stretch for tens of kilometres and gently slope into the warm sea. In summer the temperature of the Mediterranean Sea in Alanya rises to 28 - 30 degrees, and in winter the sea water almost never gets colder than 20 degrees. For those among you who like it a little warmer: the temperatures of the swimming pools during the summer months often exceed 30 degrees ...
Alanya is one of the most beautiful regions of the Mediterranean Sea and obviously many people come especially to enjoy the very good climate and the lovely sandy beaches of Alanya. The international atmosphere also exerts the necessary appeal: even in winter season Alanya is the home for thousands of foreigners. Also the culture lover will enjoy Alanya: there are many historical monuments in Alanya and the surrounding region; and the city has an extensive cultural offer of performances and exhibitions such as the Alanya Jazz Festival, a film festival, art markets and so on. Especially in the summer there is always something to do, both day and night.
Alanya is a "city on a human scale": here you will find almost everything like in a big city, but without the hustle and bustle that usually comes with it. Alanya is – like almost all Turkish cities – a safe city with very low crime rates. The touristic and international status has many advantages: in most places the shopkeepers, waiters and staff do speak a bit of English and German, and there are always compatriots to be found in Alanya. All annoying or industrial activities are forbidden in the city itself which makes Alanya a peaceful city with relatively low traffic and quiet streets compared to big cities. Also in the centre of Alanya you can have a conversation on a terrace without having to shout. All these things – as well as the beautiful surroundings and well-developed infrastructure – make Alanya so popular with Europeans and Brits as a holiday resort and for year round living. Another small but very interesting detail: real estate in Alanya is 10 to 15 percent cheaper than in Antalya.
Are there any cons in Alanya? Not really in fact. It’s not by coincidence tourism is growing year by year. Just to mention something; the warm climate of Alanya has of course its downside. During July and August it can be really hot in Alanya. So if you don’t like balmy nights, keep this in mind. And of course Alanya is quite touristic. If you're not so pleased with a fairly touristy environment, Antalya might be more your cup of tea.
Life in Alanya is significantly cheaper than in Western Europe and the UK. Fresh fruit and vegetables are very cheap – especially at the weekly fresh markets – and thanks to the great climate available all year round abundantly. Prices for electricity, water, mobile phone subscriptions, public transport, hairdresser, car wash and the like are considerably lower in Turkey than in Europe and the UK. In short: daily life is much cheaper in Alanya. Moreover, the real estate in Alanya is 10 to 15 percent cheaper than in Antalya and much cheaper than in, say, Bodrum ok Kalkan. Alanya is very easily accessible by the international airport of Antalya with year-round cheap direct (charter)flights from all major airports in Western Europe and the UK, and of course also with scheduled flights – for example Turkish Airlines or Pegasus – with usually a connection in Ankara or Istanbul. For the transfer from the airport of Antalya to Alanya you can count on an hour and a half via the D400 which has been partially been remodeled to a highway. Since a few years there are also direct charter flights in summer season from some European and UK cities to the international airport of Alanya, Gazipaşa, which is located about 45 kilometres east of Alanya. Of course there are also domestic scheduled flights connecting Alanya with the rest of Turkey.
Alanya is also easily accessible by bus from other Turkish cities. Alanya has its own Otogar; from where direct scheduled buses depart to the airports of Alanya and Antalya and various cities in Turkey. In the city itself there is an extensive public transportation network.
You wouldn't expect it from a small town; but Alanya has an excellent educational network of very high quality and small classes. Catering and hotel oriented higher education – what a surprise – lessons are conducted at several universities which have a branch in Alanya.
Already more than 25.000 foreigners became the proud owner of a villa or an apartment in Alanya. The high foreign demand has ensured that the quality standards in Alanya are very high and both villas and apartments in Alanya meet the European quality benchmarks. Most residences – some of which are really fascinating huge projects – have an extensive infrastructure and are located often close to the sea. Prices in Alanya are 10 to 15 percent lower compared to Antalya. The villas are mostly located on the hills around the city and usually offer a stunning view.

It looks like Alanya is well on its way to become a second Antalya. It will take some time before it will be like that, but still ... I’m aware that al lot of people will be laughing when they read this, but those who observed carefully the growth of Alanya will agree with us.
Alanya appears to be an increasingly strong magnet, both to the Turkish population as to foreigners. If you make a boat trip – from Alanya direction East – along Kestel, Mahmutlar and Kargıcak and you compare this image to, let’s say, about fifteen years ago; you won’t believe your own eyes. Ten to fifteen years ago you could clearly see where these towns began and stopped, now you see one elongated ribbon of buildings. In other words: this whole region is becoming one big city along the coast. Because of this still growing attraction – do not forget that it is a dream of a large part of the Turkish population to settle on the Turkish Riviera – you can easily rent out or resell your apartment or villa in Alanya. Also the demand for seasonal renting – like in other coastal resorts as Bodrum, Fethiye and Kalkan – in increasing year by year and very profitable. Moreover, the quality of construction in Alanya and the surrounding area is absolutely excellent and currently the prices are still relatively low, especially considering the high investment potential of this region. Investing in real estate in Alanya is definitely a winner!
